PLANNING REFUSED: Plans to turn builders yard/storage to an MOT and tyre garage refused by Gedling planners.

Neighbouring properties would suffer from unacceptable issues of noise and disturbance.

Proposals to change the use of a site registered as adjacent to 2 Duncroft Avenue,
Nottingham, NG4 3FY have been refused by Gedling Borough Council.

Planning documents advise that the address is also registered as Chris Comerie & Co, Duncroft Avenue, Gedling, Nottingham, NG4 3FY by HM land registry.

A Design and Access (DAS) statement completed by World designs and provided in support of the application states that the existing premises consist of a large unit and separate to that but within it is a large room with a toilet and an extra-large room upstairs. The unit is currently vacant, however previously used as a builder’s yard for the past 41 years and prior to that it was used as a slaughterhouse.

The DAS further stated that there were not any plans to change the property structurally except for signage outside and making the place look aesthetically pleasing. Opening hours were proposed to be from 9:00am to 4:30pm

The Notice of Refusal from Gedling Borough Council dated April 5 stated that the:

‘The proposal use will cause unacceptable issues of noise and disturbance to
neighbouring properties, having a detrimental impact on the amenity of the
area and, as such, the application is deemed contrary to policies LPD32
(criterions d, e and f) and LPD50 (criterions f and g).’
