The first of 131 off-site manufactured low-cost homes have been installed this week in Arnold.
Six modules were craned into place as part of the first phase of the Birch Fields development on Rolleston Drive, which will be owned and managed by housing provider Jigsaw Homes Group.
Each house is being precision-engineered by modular housing pioneer ilke Homes at the company’s 250,000 sq. ft factory in Knaresborough, North Yorkshire.
The Homes England-backed development will deliver 45 two-bedroom homes, 73 three-bedroom homes and 13 four-bedroom homes.
A total of 46 homes will be available through shared ownership from Snugg Homes, part of Jigsaw Homes Group. The remaining 85 for low rent will be managed by Jigsaw Homes Midlands and allocated to local people by Gedling Borough Council.
This scheme aims to bring more sustainable housing to the East Midlands.
Thanks to precision-engineering techniques, the homes will achieve at least a ‘B’ EPC rating, making them some of the most energy-efficient in the region and meaning residents will benefit from cost savings on energy bills.
It is Jigsaw’s first foray into delivering factory-built houses as part of its sustainability strategy to reach net zero carbon by 2050 and a number of the properties will also be fitted with a mix of photovoltaic (PV) panels, Air Source Heat Pumps (ASHP) and battery storage.
The homes, which will be delivered in half the time of traditional methods, will be installed in phases throughout the next year with all 131 homes completed by autumn 2023.

“Now the homes are being installed, it offers a great sense of how the area will be transformed and what is to come.”

The new development is breathing life into a once derelict site, making good use of brownfield land.
“Thanks to high levels of energy-efficiency, residents will be better protected from the worsening cost-of-living crisis, as bills will be significantly reduced.”

My question to gedlings pampered executives is just who is going to empty all the extra bins these new homes are going to need??
As far as anyone knows, there are no plans by gedlings greedy executives, on at least 80 to 120k per year, to hire any more refuse trucks and new collectors.
Gedling is practically run on agency staffcosting around £22 per hour!!
When are these lazy executives going to take action on heavily contaminated recycling bins?? plus heavy black bins full of garden waste, such as mainly soil grass, branches, logs smashed paving slabs, rockery, boulders, stones, and gravel, plus cat litter which is full in the black bins?
you wonder why refuse collectors have bad backs? i could mention the builders getting in on the action too, such as bricks, cement, and plaster bags being dumped in the black bins! not to mention smashed up bathroom tiles bathroom sinks and laminate flooring!!

Mike you sound like a bin man to me, don’t suppose you remember when bins had to be carried instead of being pushed like a pushchair. And may I add when they were carried by real binmen on the very rare occasion they dropped any rubbish, they would pick it up.

Some pensioners cannot afford GBC extortionate Brown bin fee so are left with little choice than black bin it, Bin men pull it 2 yards and touch a mechanical arm that lifts and empties it for them, then wheel an empty one back. Yeah, they have wheels to make it easy for the bin men.

I’ve an 80 yr old near me and the old girl pulls it down the path and three steps and back again. Don’t hear her ever moaning. Made of old school tuff stuff,

Anyway, amazing how quick this development has gone up and the quality of the housing vs Carlton Sq still having boarded up land awaiting development and the Old Bruno pub monstrous block of flats going to be filled with unchecked or regulated alcoholics, smack-heads and thieves.
The stench of GBC favouritism and cronyism towards Arnold is nauseating.
The time frame keeps getting pushed back., are they going to build a school and doctors with all these houses.
The houses are welcomed but the schools and doctors are full.!
